This house is Over-engineered and Ultra-Engineered.  It features 3 times the normal amount of iron rebar in the foundation and the concrete was poured in a single continuous pour.  This makes it stronger with no seams to permit moisture or pest infiltration. It was designed as a "Floating Slab" to resist damage from earthquake movement.  It is the strength that would normally be built for a multi-floor apartment complex. 

 

Hurricane Straps (not required in Bartlesville) secure the roof. 

 

The house features 2 X 6 walls, heavily insulated exterior walls and the whole structure was designed to support a Second Story if one were ever desired.  Additionally, all the windows feature double framing on the top and both sides so that window treatments may be secured in solid wood rather than sheet-rock, and so that you have extra room on both sides to securely anchor curtain tie-backs.  As an extra bonus, the framing across the top of the window is extended extra wide so that drapery and rods can be moved outside the window area and have rock solid support, permitting a wonderful amount of light to fill the home. 

 

The Electrical System features wiring that is one gauge heavier than required.  Three conductor grounded outlets in areas likely to need grounding (motors, appliances, etc.).  Over-sized electrical circuit panel (located in the closet in the bedroom next to the master) has plenty of space for additional circuits available if desired. Be sure to look underneath kitchen and living room shelving and inside cabinets, because in addition to the visible electrical outlets, numerous hidden outlets and/or lighting exist, some pressure switches turn on the lights when doors are opened (audio/visual cabinet under LR shelving) and all rooms feature many more outlets than normal. 

 

Security System is owned, not rented, and features sensors, over the front entry siren and flashing lights. For both the security system and intercom, both are believed to work, however are not warranted.  The wrought iron doors on the front entry are both beautiful, locking and fully functional.  

 

Installed as a precautionary measure, French drains and swales were added when the house was constructed to facilitate drainage away from the foundation and the yard features underground drainage.  The gentle slope and over an acre of surface area is Ideal for a Water Catchment System for no cost irrigation.  Lawn company has been maintaining the yard for $90.00 per month (may be subject to change).

 

This house has an over-sized two car garage with a wall of built-in storage, dual overhead doors with mail catch box and two pedestrian doors which could be used to access the bonus room without going through the living area, which could be a bonus for Home Businesses.  Extra Tall Ceilings.  The attic is fully lighted and has a security light to warn if you've left the attic lights on.

 

Fire hydrant unobtrusively located immediately south of the south driveway.  Many insurance companies price their policies based on a number of factors including distance to the nearest fire hydrant.  This and the brick exterior can have a beneficial effect on the price you pay for insurance.

 

Numerous extra features that might not be readily visible include a built-in sewing machine and desk with panels that open permitting the user to be seated with an area for their legs and speed control (easily converted to a second desk) with fold-out side panel.  Bottom drawers are mounted on wheels to permit the entire drawer (used to hold fabric, etc.) to be pulled anywhere in the room.  Top cabinets are fully functional for off-season items. 

The kitchen and bathroom feature recessed electrical plugs so that wall clocks may be fully powered without the need to change batteries.  There is a built-in holder for the vacuum, corner lazy Susans, pull out drawers (built far before such features were common).  Be sure to open all the doors to check for features, (note the door and drawer on the left end of the counter to the kitchen) but remember, the door under the sink is a "Push to Open" door. 

There is even a brick screen panel outside the side garage pedestrian door to hide the garbage cans, yet permit easy access - no unsightly trash cans to hide in the garage or behind the house, yet kept neatly out of view.

 

The owners frequently sat outside enjoying their juice, coffee or meal on their lattice covered Lanai, accessed from both the Master Bedroom and the Living Room, the lattice provides filtered light and wonderful views.

Wildlife abounds. Deer, quail and wild turkeys have been regularly seen. This area is located on a hilltop that is surrounded by low heavily wooded flood plains that may go underwater for a day or two once every few years. The house always has access, however the flood plain and local flood plain regulations, assure that this surrounding area is quite likely to remain wooded and undeveloped. 

 

 

Bartlesville:

Bartlesville has the "Pathfinder Parkway" an asphalt Trail System that connects most areas of town and parks with one another that provides an area for runners, joggers, bicyclists, nature walks through wilderness areas, across the Caney River, over a suspension bridge (built solely for the Pathfinder), that is off road and separated from vehicular traffic for most of it's length.  Bartlesville features active communities for all these activities.

Over the years, I've had the pleasure of selling homes to a number of people, five or six of whom admitted that they had come look at Bartlesville while they considered accepting a transfer to town with our major local employer Phillips Petroleum Company now Conoco-Phillips. They told me candidly that they planned to consider this as a paid vacation and had not planned to accept, but after looking at Bartlesville and specifically the Pathfinder Parkway System, they were sold on the quality of life, the friendliness of the people, the eclectic restaurants and the convenience to shopping, and accepted the positions.

Bartlesville features more than adequate shopping, quality built homes for reasonable prices and eclectic restaurants including, but not limited to multiple selections of Mexican, Chinese, Barbeque, Italian, Sushi, and the one and only world famous Murphy's Hot Hamburgers a hot open face hamburger, served on toast, covered with French fries and served "with gravy over all" their trademark and a must try. 

Bartlesville is home to Frank Lloyd Wright's only skyscraper, and a world class performing arts center designed by William Wesley Peters, chief architect of Taliesin Associated Architects, The Frank Lloyd Wright Foundation.  The performing arts center is home to the OK Mozart International Music Festival (now OKM Music), features performances by world class artists, the Bartlesville Symphony Orchestra, Choral Society, Civic Ballet, and is home to the world’s largest cloisonné mural.

The Bartlesville Community Center tells us that "since 2001, Broadway in Bartlesville! has brought an amazing selection of Broadway-style shows to Northeastern Oklahoma. Thousands of people have had the opportunity to view shows that are usually reserved for much large cities. Cats, The Producers, Cirque Dreams, Chicago, Hairspray, Moving Out and Monty Python's Spamalot are just a few of the Broadway hits that have been brought to Bartlesville through this program.

For those who want things that Bartlesville doesn't provide, Tulsa and the growing shopping in Owasso are located less than 45 miles (40 minutes) to the south, and Dallas, Houston, Kansas City and Branson, Missouri can be reached in an afternoon or a short flight from the Tulsa International Airport on the north edge of Tulsa, in close proximity to Bartlesville.

You have the convenience of small town living, a typically 15 minute commute during rush hour, with easy and quick access to major shopping and entertainment.  US Highways 60 and 75 run through Bartlesville, Interstate 44 runs through Tulsa and I-35 and I-40 are nearby.
